THE first commercial building in the new Maroochydore city centre is set to be finished by September.

Foundation Place, an Evans Long development, already had 65% of the building committed to a range of tenants.

Construction was progressing, with the sixth level recently finished, leaving just two levels to be built before tenants could access the building from October.

Evans Long director Matt Evans said he was pleased that construction has surged ahead and leasing inquiries had held firm during the pandemic.

“There have been no delays as our head contractor procured mechanical items early and engaged local firms for glazing systems,” Mr Evans said.

“We have also completed the on-site Envac system which will connect to the CBD’s Automated Waste Collection System which in turn will connect to the transfer station building off Carnaby Street prior to commissioning of the system later this year.

“SunCentral’s move to construct 200 at grade car spaces, including disabled parking spaces and motorbike parking has also provided certainty to the market which has resulted in several recent commitments.”

JLL Sunshine Coast Director Matthew Gould said securing 65% tenancy commitment for the Foundation Place commercial building was an excellent achievement in the current economic climate.

“To have this level of commitment four months out from completion is a terrific result and supports the commitment made from Evans Long to the precinct. The building design and green credentials, as well as its central position in the heart of the new Maroochydore CBD has been well received in the market place,” he said.

“The new Maroochydore CBD will have a continuing positive impact on the Sunshine Coast economy and those tenants who have already committed to space in Foundation Place will benefit from getting in early and securing offices in what is expected to become the heart of the Sunshine Coast business community.”

There is nothing holding back the development at Foundation Place.

With the completion of structure to the sixth level we are only two levels away from topping out. Internal framing has begun, glazing is underway and the building is starting to take shape.  We look forward to structural completion in the coming month and watching the façade take shape.

We’re excited!

Today we celebrated a big milestone —not only for Foundation Place and our Evans Long team, but for the Maroochydore CBD— withthe first crane in the new precinct being erected on our site.

This is another first, after Foundation Place celebrated being the first building to come out of the ground in the greenfield CBD in July, and the crane is expected to be the first of many on the CBD skyline in the years ahead.

Evans Long Director Matthew Evans said as a developer it was great to see cranes erected around the Sunshine Coast because it indicates a robust economy.

Foundation Place is really setting the tone for the Maroochydore CBD — this is the first crane for the first building in a precinct which is going to revolutionise the Sunshine Coast in so many ways,” said Mr Evans.

“The CBD will have an enormous impact on the economy and we’re really excited to be a part of the journey from the very start. Those who have already come on board and committed to space in Foundation Place can see the benefit of getting in early and securing offices in what will soon become the heart of the Sunshine Coast business community.”

Foundation Placehas received strong interest from businesses wanting to move in when we open the doors late next year and 50% of the space is already committed, including a law firm, a consulting firm and a construction company.

 “These businesses will make their mark on the Maroochydore business precinct, overlooking the parkland of Foundation Square and will be situated diagonally opposite the soon-to-be developed Sunshine Coast Council City Hall which will provide office space for 600 council staff,” said Mr Long.

SunCentral CEO John Knaggs said he was pleased that a well-established local company such as Evans Long had taken the lead to construct the first commercial building within the new city centre.

“The Evans Long team should be commended for their foresight in the development of Foundation Place, everything from the design through to its eco-credentials ensures it will be a landmark building which sets the tone for other developments within the new city centre,” said Mr Knaggs.

“It’s also very pleasing to hear that demand is strong with the building already 50 per cent tenanted to a broad cross section of businesses.”

SunCentral is currently reviewing Expressions of Interest for the next stages of land within the CBD.

Foundation Place is expected to be open for business in late-2020 which is around the same time the Sunshine Coast Submarine Broadband Cable and the International Airport runway are expected to be operational.

“2020 will be a massive year in terms of infrastructure milestones for the region and we’re on the right track to developing a sustainable, eco-friendly and liveable city,” said Mr Evans.

“The Sunshine Coast is featuring on the world stage being named in the Top 7 Intelligent Communities of 2019 and we can be very proud of how the Coast is maturing and the opportunities this will bring to the region.”

Foundation Placeis getting behind the sustainable eco-friendly philosophy of SunCentral, signing a commitment agreement to achieve a Five Star rating under the National Australian Build Environment Rating System (NABERS) as well as including a green wall, solar panels, energy-efficient air-conditioning and lightning.

“The Sunshine Coast is well-positioned for incredible growth and we’re already seeing that with the type of businesses who are enquiring – there is a great sense of excitement in the economy with the international runway, CBD, Broadband Submarine Cable and so much more happening in the region,” Mr Evans.

“We’re on track with the project at the moment and expect to pour the first slab by the end of the year.

“We are already employing 12 people on site which will increase to 30 as the project progresses.  This does not take into account the countless subcontractors who will contribute to this project. This is the start of significant job creation on the Sunshine Coast with the entire CBD development expected to generate 15,000 jobs over the life-span of the 20-year project.”

Foundation Place will comprise 5,006sqm of floor space over eight storeys, incorporating a ground floor retail space with 77 car parking spaces.

Foundation Place sod turn marks beginning of new Maroochydore City

It is official: Maroochydore City Centre – the Sunshine Coast’s new Central Business District – is underway with the first sod turning to be held at its landmark commercial building, Foundation Place, this morning.

The $30 million, cutting-edge commercial premises is the first building to emerge in the core commercial area in what will become the new heart of the Sunshine Coast, and is being delivered by experienced and locally-based developers Evans Long

Evans Long Partner, Matt Evans said it was rewarding to see the project reach this point in its development.

“In delivering Foundation Place, we are achieving a lot of firsts, and the entire Evans Long team are proud to witness the sod-turning of this innovative building take place today,” Mr Evans said.

Carrying serious eco-credentials, Foundation Place is the first privately owned building on the Sunshine Coast to sign a commitment agreement to achieve a Five Star rating under the National Australian Built Environment Rating System (NABERS).

The new Maroochydore City Centre has been designed for the 21st Century, breaking new ground with its extensive use of smart technology to create a cleaner, greener, more liveable and dynamic city centre.

Mr Evans said as the City Centre’s first commercial offering, Foundation Place is set to achieve a new level of office and retail accommodation not seen before on the Sunshine Coast.

“With eight levels overlooking the CBD’s Urban Square – which is all that separates this development from the new Sunshine Coast Council City Hall which will be home to more than 600 council employees – Foundation Place is perfectly positioned for forward-thinking businesses who desire modern facilities, convenience and to be one of the first to take advantage of the new CBD,” he said.

Foundation Place is expected to be open for business in mid-2020.
